Building inspection 

What is checked during a building inspection?

As a building inspector, Jeroen uses advanced software to check the house from the top of the roof to the bottom of the crawl space, take notes and take photos. During the structural inspection of your house, an extensive list of elements will be inspected and finished by Jeroen.

 

Building inspections by Goed-Gekeurd involve an assessment of the following elements:
• Owner information, such as asbestos, HOA, vermin, technical installations
• Construction, such as the roof construction and the roof boarding
• Stairs, railings and balustrades in the house
• Condition of any dormer window, frame, lead, but also skylights
• All sanitary groups such as bathroom, kitchen and toilet
• Condition and condition of the floors, walls and ceilings in the house
• Everything related to the installations (water, gas, electricity, etc.)
• Fire safety and ventilation in the house
• Crawl space, floor joists and foundation
• Roofs, tiles, roofing, chimneys and other roof finishes
• Gutters, overhangs and rainwater drains
• Facades, masonry, cladding and lintels
• Frames, paintwork, glazing and window sill stones
• Paintwork outside the house
• Extension with everything that is connected to it, such as roof, frame, façade, etc.
• Outbuildings, building, garage, outdoor stairs, garden and others
• A cost estimate with direct costs, installment costs and improvement costs

 

 

The technical inspection is purely visual and non-destructive. If Jeroen accidentally finds asbestos during the investigation, this will of course be mentioned in the report. However, the inspection is not an asbestos inventory. Any hidden defects that become visible after the removal of wall finishes, panelling, etc., also fall outside the scope of this visual building inspection.

Method Goed-Gekeurd

Jeroen prefers to carry out the technical inspection in your presence. This way you immediately get an impression of the condition of the above items that are paid attention to during the technical inspection. The final architectural report will then give you much more insight into the structural condition of your (new) home.

On average, a building inspection takes about an hour. Jeroen ensures that the property is thoroughly inspected and ensures that all the points mentioned above have been checked, even if more time is needed.

Architectural report after the inspection

The final result of building inspections is a so-called architectural report. You will receive this shortly after the inspection. You will receive this digitally by e-mail. and is also available in your own home dashboard (example) through a collaboration with mijnwoning.nl.

This property dashboard contains, among other things, photos of any defects, a detailed analysis of the structural condition of the house, and the expected costs within 1 year and 5 years. The reports of Approved-Approved are recognized by the National Mortgage Guarantee (NHG) and the Foundation for the Guarantee Fund for Own Homes.

Costs of technical inspections

The costs for a technical inspection depend on the size of your (new) home. For homes up to 1000 m3 content, an extensive technical inspection can be carried out from € 399.00 including VAT. There are no additional costs, the price and service is all inclusive with the exception of some price conditions. You can find them below.

Are the costs of a technical inspection deductible?

In some cases, the costs of a building inspection are tax deductible. For example, when buying an older home, the mortgage lender may ask for a structural inspection. Such an inspection is also mandatory when the appraisal of a property has shown that the costs for overdue maintenance are 10% or more of the property value. In both cases, the costs of the structural investigation are deductible.

Of course, it is true that a technical inspection is also a cost item, but see this as an investment and insurance for unforeseen structural defects and more security. The ratio of the costs of a technical inspection often does not outweigh the costs of overdue maintenance. Especially when you are at a loss after purchase, for example when it turns out that certain pipes have not been installed properly.  With an assessment of the structural condition, you can prevent this risk.

How soon can I make an appointment for a building inspection?

Now that a technical inspection usually has to be carried out within the 3-day cooling-off period, it is usually possible to be on site at short notice. After the inspection has been carried out, you will receive the report of the building inspection by e-mail within one working day.
